Hey There - How is the market in Mentor on the Lake? I live in a resort city and would be interested to know how values are doing there compared to the rest of the U.S. markets. You can give my ECs to your favorite charity:)

My mother recently passed away and I am in charge of her estate, It seems dad and her purchased a half lot to make their lawn bigger. Do I need to have the deeds combined before I sell the property if I want them to sell together?

@ Frank - There are currently 64 residential properties for sale in Mentor On The Lake.

19 properties are under contract at the moment.

In the last six months the average market time was 84 days and the average selling price was $121,000 at $88 a square foot.

The average home sold is also 1,343 SqFt. with 3 bedrooms and 2 baths with a 2 car garage.

That compared to the previous six months where Mentor On The Lake's stats were: 66 days on the market, $103 per square foot, 1,352 sqft home with 3 bedrooms, one bath and a one car garage. The average selling price was $137,370 with a couple home being higher end properties.

While it looks like an obvious decline, I'd say it's a small one considering some of the larger sales, but it's in a definite decline as with most all real estate here in Ohio.

Mentor On The Lake is a rather small and quaint city on Lake Erie with many residential areas.

I can run the numbers for any city if anyone's interested in their area or a particular location.

@ Fool - You do not have to combine the 2 parcels to sell the property. If and when you get a contract, just include both parcel numbers on the contract. Make sure the title company is aware by having your agent give an extra reminder and have all your POA's in order and ready to be filed. (Power Of Attorney) paperwork.

That's here in Ohio... I'm not sure what state you're in though.
