8 Seller Mistakes
  1. Letting your decor control the house you have for sale and assuming others will love it even if it's loud or too unique. The velvet Elvis wall hanging may not suit everyone and the daisy wallpaper in the kitchen may cause some to sneeze...or leave.

  2. Viewing the house you have for sale as your home and having the "Well they'll just have to look beyond our family and their items" attitude. It's not your home anymore and you should keep it as tidy and neutral as a hotel room after the housekeeper leaves.

  3. Listing your home too high in order to leave room for negotiating and then reducing it only after zero viewings due to it being priced too high.

  4. Stating, "We'll just try it at this price and see what happens." As it sits, your home piles up the market time and leaves a buyer asking "What's wrong with it?" or better yet gets thrown into the pool of all the other homes that are sitting and harder to find. New listings get the most attention.

  5. Calculating all the hard work you've put into your home as value. An improvement is only worth a certain amount regardless of how many weekends it took you to complete it.

  6. Keeping all your storage and clutter in the closets, basement, attic or garage. Start throwing away, take it to someone else's house or rent a storage unit.

  7. Leaving all your personal items on display including photos, religious items, small appliances and bathroom items like make-up, toothbrushes, etc. Try not to make the home looked lived in if you can help it. Please remove the net of toys in the shower, people look in there.

  8. Assuming because you have pets and children everyone else does or doesn't mind. There should be no signs of pets indoors or out and all items belonging to children should be hidden. This includes the pink walls in the nursery, puzzle carpet on the floor, playpen in the middle of the living room and wires and video games protruding from the entertainment center.
When someone walks into your home to potentially buy it, they should not be able to determine who lives there. Remember that they are looking at other homes too. There's a lot of competition.
